My First and Foremost goal is to help you avoid Foreclosure so you can have an orderly exit in this very unfortunate situation with less impact on your credit score and quicker credit repair period afterwards.
I personally handle all my properties so my clients can be treated with respect and get the best and most personal service they deserve. I worked with various lenders and learned firsthand about their procedures, requirements, time frames and systematic (or not) approach.
To start, I sit down with my clients to explain the process and the information they need to gather and the things they need to watch out during the process. This step proves to be beneficial in putting my clients at ease during this very difficult process.
I know how each lender is different and yet the same; and how most effectively to price, market, present, negotiate and close the deals with all parties involved. Most importantly, I treat and market each short sale property as a regular sale which provides the lenders the confidence that they are not short changed on what they can receive; allowing them to look favorably with the short offers I presented.
Understanding the time, energy commitment and frustration of short sale and how critical it is to stay in the game; I have repeatedly educated the other parties to make them understand this arduous and intimidating process to hold the deals together. I have closed many sales just days (sometimes one day) before auction even when agent on the other side had given up several times over.
